Tuas South Connection comprises 28 units of 4-storey Terrace Factory (with unit sizes ranging between 16,000 sqft to 28,000 sqft) each with 2 private Loading and Unloading Bays for 40 foot containers. Designed with B2 Heavy Industrial Users in mind, all Factories come with 5m tall Roller Shutters on the 1st Storey to facilitate easy accessibility to the unit for loading and unloading. Large floor plates with high floor loading and floor-to-floor heights further improves the movement of goods and materials within individual levels. Factories are equipped with 4 ton Service Lifts and strategically positioned lifting voids on the 2nd and 3rd storey to allow seamless transfers between levels. Designed provisions on the 2nd and 3rd Storey enable the installation of Overhead Travelling Cranes (maximum working load of 5 tonnes), details in the Guide for Fitting-Out Works) to further enhance operational efficiency within the factories and a knock out panel on the 4th storey floor to maximise productivity and functionality on all levels. All units come with Automatic Sprinkler System in accordance with statutory requirement for Ordinary Hazard (OH3) Occupancies. Users may further upgrade the system to High Hazard Occupancies with discharge density of up to 12.5mm/min (subject to compliance with FSSD and other regulatory requirements).
